Signs You May Need Repiping

  • Low water pressure at several fixtures, not just one
  • Brown, yellow or rusty water, especially after the water sits overnight
  • Pinhole leaks that keep showing up in different spots
  • Water stains on ceilings or walls below bathrooms
  • Galvanized steel supply pipes
  • Gray polybutylene plastic pipe
  • A patchwork of old repairs in different materials

One slow faucet is usually a fixture problem. See sinks and faucets. When it’s all over the house, suspect the pipes.

Old Pipe Materials We Replace

Galvanized steel

Zinc-coated steel pipe. As the coating wears, it rusts from the inside and narrows, causing low pressure, discolored water and leaks at threaded joints.

Polybutylene

A gray plastic supply pipe found in some homes built in the 1970s, 80s and early 90s. It has a long record of failing without warning, and home inspectors commonly flag it.

Aging copper

Copper lasts a long time, but older lines can develop pinhole leaks. Once they show up in more than one spot, more often follow.

PEX or Copper?

Both are common choices for new supply lines. We’ll recommend one based on your home, your water and your budget.

PEXCopper
What it isFlexible plastic tubingRigid metal pipe joined at fittings
InstallationBends around corners, so it needs fewer fittings and smaller openings in wallsCut and joined at each turn, so it takes more fittings and more access
Track recordNewer material, now widely used in homesUsed in homes for generations
LimitsCan’t be left exposed to sunlightCan develop pinhole leaks with some water conditions
Material costGenerally lowerGenerally higher

What a Repipe Involves

  1. Inspect and plan

We check your current pipes and pressure, trace the lines and map every fixture. You get a written plan and price before work starts.

  2. Protect your home

We cover floors and furniture in the work areas.

  3. Open access points

We cut small, planned openings, working from the basement, crawlspace or attic where we can.

  4. Run the new lines

New supply lines go in while the old ones stay in service where possible. Your water is off only during set windows, and we tell you ahead of time.

  5. Connect and test

We connect each fixture and your water heater, then pressure-test the system and check every connection for leaks.

  6. Close up and inspect

We close the access openings and schedule any permit inspection the job requires.

Partial or Whole-House Repipe

Partial repipe

Fits when the trouble is in one area, like a bathroom remodel or a single run of galvanized pipe. It costs less up front, but the old pipe that stays keeps aging.

Whole-house repipe

Fits when the same failing material runs through the whole house, or leaks keep appearing in new places. You replace everything once, with one round of openings.

What Affects Repipe Cost

  • The size of the home and number of floors
  • How many bathrooms, fixtures and appliances need new lines
  • The pipe material you choose
  • How easy the pipes are to reach: open basement, crawlspace, slab or finished ceilings
  • How many walls and ceilings need access openings
  • Permits and inspections

We price each job after we see the house, and you get that price in writing before work starts. Financing is available on approved credit.

Older Homes in Fredericksburg

Homes built before 1970

City of Fredericksburg: 31.1%. Stafford County: 8.8%. Spotsylvania County: 7.5%.

Source: NCES / Census ACS 2019 to 2023: Fredericksburg, Stafford, Spotsylvania

Nearly a third of homes in the city were built before 1970, a much larger share than in either neighboring county. Older homes are more likely to have original supply pipes or a mix of materials from past repairs. A look at your pipes before a leak shows up can save a lot of cleanup.

Repiping FAQs

How can I tell whether my pipes are galvanized?

Find an exposed pipe near your water heater or main shutoff. Galvanized pipe is dull gray, has threaded joints, and a magnet will stick to it. Copper is reddish brown and isn’t magnetic. PEX is flexible plastic, usually red, blue or white.

Can we stay in the house during a repipe?

In most cases, yes. We tell you ahead of time when the water will be off so you can plan around it.

Should I repipe before or during a remodel?

During, if you can. With walls already open, new pipe is easier to run and there’s less patching later.

Does a repipe include the water line from the meter to the house?

Not automatically. A repipe covers the supply lines inside your home. The line from the meter to the house is a separate job, and we can check it at the same visit and price it separately.

Can you repipe a house in the downtown Fredericksburg Historic District?

Yes. The district covers about 40 blocks, including the original 1728 town site (Virginia Department of Historic Resources). Homes that old often have plaster walls and tight framing, so we plan routes through basements, closets and chases to keep openings small.
